Q. How do you pay for an inspection?

A. When you send the signed document, we will send you a confirmation email. The email contains a link that you can use to make payments online. You can also make a phone call and pay with your credit card.

If the inspection is not paid for ahead of time, we will send you a link online to pay using your credit card. This prevents anyone from seeing the report until the bill has been paid. To avoid delays in receiving the report, it is advisable to pay ahead of schedule.

Q. Is there a guarantee for the inspection work?

A. We provide a 90-Day Home Warranty on your home.  If something should break or become inoperable after we have inspected, you are covered under our Warranty.  We provide that on EVERY inspection.

Q. How long does it take to conduct a home inspection?

A. A home inspection takes an average of 3 hours. However, if the house is in poor condition or is quite large, the home inspection may take longer.

Q. Will you be charged extra for an old house?

A. We do not charge extra for an older home.  We charge based on Square Footage.

Q. Is a mold check part of a home inspection.

A. It is not automatically part of a home inspection.  It must be ordered in addition to the inspection.

Q. Are radon checks conducted by home inspectors?

A. Yes.  We can inspect your home for Radon.  That is not included in the inspection and must be added on.  We highly recommend you add a Radon Inspection for your home.

Q. Why do home inspectors need the utilities switched on?

A. The utilities need to be on for the full evaluation of the home. Without the utilities running, it is not possible to test the appliance such as the electrical system, the HVAC unit, the plumbing, and anything else.

Q. Why is there a charge for a return inspection?

A. A home inspector is paid for their time, just like other professionals. The inspection fee paid covers the cost of a single appointment. When the inspector has to come back for another inspection, it is usually because the utilities were switched off.

Q. Can home inspectors find a slab leak?

A. Slab leaks occur when pipes in the slab leak. The floor may feel hot when you walk over the spot of the leak. Floor materials such as wood and carpet can become damaged because of the leak. However, slab leaks are considered a concealed defect in most homes. The reason for this is that home inspectors do not use any listening devices or conduct a pressure drop test.

Q. Is a foundation inspection conducted?

A. The home inspection is limited to the accessible and visible sections of the house. The inspector is not allowed to lift flooring material to view the slab. Besides that, it is difficult to access the foundation stem wall in most houses. However, any visible foundation wall section will be inspected. Evidence of settlement or cracking will be detailed. Q. Can infrared cameras show leaks?

A. The camera can only show the current conditions during an inspection. If the roof was not leaking on that day, it cannot detect a leak. Additionally, it cannot detect a small leak in the plumbing, especially when the utilities are not working.

Q. Some old houses have PBT plumbing. Is it included in the inspection report?

A. PBT plumbing is included in the report when it is visible. In some instances, plumbing runs through the walls and floor. This makes it impossible to confirm the kind of plumbing being used. In some instances, we will recommend that you get a plumber to confirm the type of plumbing used.

Q. Is a home inspection all you need before deciding to purchase a home?

A. In most cases, yes. However, it should be considered an exhaustive test of a house. A home inspector is not an engineer. He or she cannot conduct soil stability tests or give load calculations. Besides that, a home inspector cannot test the roof for leaks. He or she does not have the specialized equipment to conduct such a test. He or she can only look at the evidence and recommend a further evaluation by an expert.

Homeowners need to understand that homes inspectors can only report what they see. That means only defects that are observable such as faulty wiring, or a broken furnace can be reported. He or she will also report on problems that cannot be observed. For instance, the inspector will report on the ceiling or walls that indicate leaks.

A. when you buy the house As-Is, you still have a right to know that you are getting a good deal. You do not want to buy a cheap house that turns out to be worthless once you discover the magnitude of repairs needed to fix it.

Q. Do I need a home warranty?

A. Yes, we provide a 90-Day Home Warranty that covers the Roof, Sewer, Mold, and the rest of the home.

Q. Do you have to pay if the inspection is done through an escrow company?

A. Yes, you will still need to pay for the inspection. When the home inspection company gets the check from the escrow company, they will reimburse you the amount. The reason for this is that many escrows fall out and the home inspection companies end up not being paid.

Q. What is the procedure for cancellation?

A. As a courtesy, we ask that you cancel 24 hours before the inspection.

Q. Why do prices vary so much between home inspection companies?

A. Just as with other services, if you pay a higher price, you are also most likely paying for better equipment, experience, and better quality of work. If the home inspector charges unreasonably low prices, they may be a newbie who will conduct an incomplete assessment.

Q. Do home inspections check for code compliance?

A. A home inspection is not based on research. There is no establishment of code compliance for the year, which the house was constructed. You need to understand this because an old home will not conform to most current codes. Besides that, older homes do not need to comply with current building codes. However, in the interest of safety, home inspectors will recommend various upgrades such as upgrades to the electrical systems.
